Gate 01

Commercial purpose only

Proceeds must be used for business or investment purposes — acquiring, improving, or leveraging commercial and investment property. We do not make consumer, personal, or household-purpose loans.

Gate 02

1st & 2nd lien secured

Every loan is secured by real property in a first- or second-lien position. Unsecured requests and junior positions behind two existing liens are outside our box.

Gate 03

A complete file

The eight-item application file — tax returns, appraisal, closing documents, IDs — lets us verify borrowing history and current exposure before we quote. Complete files get answers.

STEP 2Verification & cross-check

We review the tax returns and run our cross-check: how much the borrower and guarantors currently have outstanding, how often they've borrowed, and where else they appear as guarantors. Straight answers come from complete pictures.

STEP 3Terms & attorney-drafted documents

Qualified files receive written terms. Loan documents are prepared through Real Deal Law, so every note, deed of trust, and guaranty is attorney-drafted — not a form off the internet.

STEP 4Fund

Sign, close, fund. Servicing, payoff statements, and payment history stay available to you for the life of the loan.
